HELPFUL GUIDES FOR APPLICANTS:
PLEASE NOTE: Be sure to follow the guidelines below when submitting your plans & documents to the Engineering Department for review in ProjectDox. Failure to do so will result in your project being returned to you and not accepted for placement in the Plan Review Queue at the time of submittal.
DRAWING SUBMITTAL REQUIREMENTS:
- All plan sheets must be uploaded in PDF format only (no CAD, JPEG, TIFF, PNG, etc.)
- All plan sheets must be uploaded in the "Drawings" folder
- Each plan sheet must be uploaded individually. A full set uploaded in one PDF document will not be accepted.
- Final plat sheets must be uploaded individually with the construction drawing sheets.
- Each plan sheet must be labeled to match the numbering sequence in the sheet index and include the subdivision/project name (including final plat sheets)
- Provide a 4x6 blank space on the bottom right-hand corner of all sheets for the City approval stamp
DOCUMENT SUBMITTAL REQUIREMENTS:
(Every submittal shall include the following items at a minimum)- Calculations, reports and other supporting documents (non-drawing files) must be uploaded in the "Documents" folder
- Engineer of Record must complete an in-house review of the proposed drawings using the Engineering Department Plan Review Checklist (click here Plan Review Checklist)
- Stormwater Calculations that comply with the most recent edition of the Caldwell Stormwater Manual (click here Stormwater Manual March 2024) uploaded as a single PDF document.
- Geotechnical Report* that complies with the most recent edition of the Caldwell Stormwater Manual (click here Stormwater Manual March 2024) uploaded as a single PDF document.
*If your Stormwater Calculations are completed without the use of a Geotechnical Report and instead by soils classification, as outlined in the Caldwell Stormwater Manual, the Engineer of Record shall upload, in PDF format, a letter outlining such and providing a brief explanation of soils anticipated (how and why) and drainage rates used.
- Construction stormwater management plan, depending on the project size:
- Submit a SWPPP (Stormwater Pollution Prevention Plan) if the site disturbs one or more acres of land, or less than one acre of land and is part of a common plan of development or sale that will ultimately disturb one or more acre of land
- Submit an Erosion and Sediment Control plan sheet if the site is less than one acre of land, not part of a larger common plan of development or sale
PLAN REVIEW FEES:
- Plan Review Fees must be paid online via Citizenserve. You will receive an email from Citizenserve directing you to make a payment once a staff member has reviewed your application.
- Plan Review Fees are calculated at $675.28 base fee + $22.51 per lot (including common lots)
- Planning & Zoning Landscape Review Fees are also added to the Plan Review Fees total.
- Landscape Review Fees are calculated at $690.00 base fee + $20.00 per acre
- An additional base fee shall be assessed for a 4th plan review. An additional base fee multiplied by 125% shall be assessed for a 5th plan review. An additional base fee multiplied by 150% shall be assessed for a 6th plan review. An additional base fee multiplied by 175% shall be assessed for a 7th plan review. Any additional review will continue to add 25%.
